The relief of the extension of the tax credit

I closed on a home yesterday and saw first hand what effect the extension had on all the parties to the transaction. The buyer on this deal was able to purchase using this incentive. He could buy the home knowing that when he does his taxes he will have all the extra money to do all the repairs as well as upgrade where he wanted. He might not have bought this home if not for the incentive because of his finacial undertaking he would have had to take on.
Secondly my sellers in this distressed market might have had the property foreclosed on. My sellers were relieved that this ordeal is over. They did not know that the property value was going to drop as significantly as it did and they would be unable to move to a different state where better opportunities existed.
Finally the title company , the realtors as well as the mortgage person and the inspectors and the appraisers all benefited from this closing. I think it was a win win situation all around and I for one am quite pleased that the extension was granted. I do not have any other deals that are lingering because of the extension but I am sure like me there are quite a few thousand people that will benefit from this extension. For this I am grateful.

$8,000 Tax Incentive Extension

The $8,000 tax incentive program that is set to expire tomorrow is still not dead. It is on life support to be sure but not quite dead. This extension is set for those buyers that were under contract with banks, traditional sellers, but mostly short sales. The time to close a contract that is a short sale varies from bank to bank and from agent to agent. The problem is that you could have qualified for the $8,000 because you wrote the contract by April 30th but you did not close by the June 30th deadline and now you have one day to close and you do not have the bank approval letter yet. The extension would be offered to those buyers. It was first approved by the Senate but now is having problems getting approval again. If this fails to get approved, there will be approximately 180,000 buyers affected according to many credible sources. Those 180,000 buyers affect 180,000 transactions and 180,000 realtors, and 180,000 inspectors and 180,000 appraisers, and 180,000 etc…
Please take a moment to contact your local representative to let them know how you feel about this one way or the other. Our economy is still in a fragile stage and I feel that even if you are not one to directly benefit from this then you might see how it can affect you indirectly. Either for or against please reach out to express your opinion. I, as a real estate agent am clearly for the extension to September 30th 2010.

Short Sales

Short sales are starting to getting a bit easier to close. Home sales are now mostly distressed properties . The REO bank foreclosures still make up a huge portion of the homes sales in Orlando. Now with the banks realizing that selling these assets months before they foreclose and before prices continue to drop are major reasons. The banks are now using many of the systems that the banks use to speed up the process. They have communications through online services that make the transactions and document uploads much easier for all parties to gather and send
